Is Richmond Hill a Buyer's or Seller's Market Right Now?
Richmond Hill is a buyer's market by TRREB's usual yardstick. The sales-to-new-listings ratio was 33.3% in September 2026, well under the 40% line where a market starts to read as balanced, with 5.6 months of inventory. Homes still sold for 98% of asking on average and took 36 days, three days longer than a year earlier.
The direction is toward balance. The ratio has risen or held every month since February, from 28.7% to 33.3%, and active listings were 974 at the end of September, 12.9% fewer than a year earlier. Among York Region's nine municipalities, Richmond Hill's ratio ranks sixth, ahead of only East Gwillimbury, Georgina and King.

The median fell 10.1% to $1,079,000, so the typical Richmond Hill home cost about $121,000 less than a year earlier. The average and the median moved together, which means this was a real reset in values rather than a change in which homes sold. Sales were 8.5% lower, but new listings fell faster, 10.8%, which is why the ratio still improved.

Prices have drifted lower across the year while the supply side has tightened. That combination is worth watching: fewer listings and a rising ratio mean buyers are absorbing a larger share of what comes to market, which is the first thing that has to change before prices stop falling.
What Drives Home Prices in Richmond Hill?
Four things explain most of what a Richmond Hill home sells for: which neighbourhood it's in, what kind of house it is, how old it is, and how close it sits to Yonge Street, the GO trains and Highways 404 and 407.
Which Richmond Hill Neighbourhoods Cost the Most?
TRREB's community figures for the second quarter of 2026 show Bayview Hill far ahead of the rest of town, with a median of $2,253,500, and Langstaff at the other end at $550,000.

Langstaff's median sits well below its average of $766,174, a sign that much of what sells there is condo apartments, so compare it with care. Outside Bayview Hill, the detached-heavy neighbourhoods, including Westbrook, Devonsleigh, Mill Pond, Oak Ridges and Rouge Woods, sold at medians between about $1.2 million and $1.35 million. A quarter's sample is small, so read these as price bands. Our Richmond Hill Neighbourhoods Guide covers what each area is like to live in.
What Kind of Homes Does Richmond Hill Have?
Richmond Hill has more variety than most of York Region. Of the 69,315 occupied homes counted in the 2021 Census, 39,295 were single-detached, about 57%. Apartments added 16,790, including 12,960 in buildings of five or more storeys, and row houses 10,505. That mix is why the town-wide average can move with the share of condos that sell in a given month.
How Old Are Richmond Hill's Homes?
Richmond Hill grew mostly in the 1980s and 1990s. Of the homes counted in the 2021 Census, 28,090 were built between 1981 and 2000, and about 56% were built before 2001. Another 6,100 were built from 2016 to 2021. Many detached homes for sale are a few decades old, so age and updates matter when you compare two houses on similar lots.
How Do Transit and Highway Access Affect Richmond Hill?
Richmond Hill has four stops on the GO Richmond Hill line: Langstaff, Richmond Hill, Gormley and Bloomington. Viva buses run along Yonge Street and Highway 7, and Highways 404 and 407 run along the east and south of town. The Yonge North Subway Extension, now in the tunnelling stage, is planned to run up Yonge Street with new stations including Bridge and High Tech. If you're buying for the long term, distance to those future stations is worth knowing.
What About Schools?
School catchments matter to many Richmond Hill buyers, but they depend on the exact address. Our Richmond Hill community page lists schools by area, and each neighbourhood guide covers its local schools. Confirm the catchment for a specific home with the York Region District School Board or the York Catholic District School Board.
Is Now a Good Time to Buy or Sell in Richmond Hill?
If you're selling, price to the last 60 days of sales, not to last fall. New listings jumped 30.1% from August to 584 in September, so buyers have more to compare than they did in the summer. Homes priced to recent sales still sold in about five weeks at 98% of asking.
If you're buying, the room to negotiate is small, about 2%, roughly $21,600 on the median home. The opportunity is price rather than bargaining power: the detached median is $193,400 below last September, and there are 144 fewer homes for sale than a year ago.
What Are People Asking About Richmond Hill Real Estate?
What is the average home price in Richmond Hill right now?
In September 2026 the average Richmond Hill home sold for $1,189,203 and the median for $1,079,000, based on 172 sales reported by TRREB. Detached homes had a median of $1,438,500, freehold townhouses $1,020,000 and condo apartments $529,250. The median is the better guide to a typical home because the average moves with the mix of homes that sold.
Is Richmond Hill a buyer's or a seller's market?
It's a buyer's market, but a tightening one. The sales-to-new-listings ratio was 33.3% in September 2026, below the 40% level usually read as balanced, with 5.6 months of inventory. The ratio has risen or held every month since February, and active listings are 12.9% lower than a year ago, so buyers have less choice than they did last fall.
How long does it take to sell a house in Richmond Hill?
Homes that sold in September 2026 took an average of 36 days, up from 33 days a year earlier and down from 37 days in August. They sold for 98% of asking on average. Homes priced to recent comparable sales are the ones selling in that window.
Which Richmond Hill neighbourhoods are the most expensive?
In TRREB's figures for the second quarter of 2026, Bayview Hill had the highest median at $2,253,500, followed by Westbrook at $1,350,000 and Devonsleigh at $1,310,000. Langstaff ($550,000) and North Richvale ($833,000) had the lowest. Quarterly samples are small and mix condos with houses, so treat these as price bands rather than values for a particular street.
Have home prices in Richmond Hill gone down?
Yes. The September 2026 median of $1,079,000 was 10.1% below September 2025, and the average fell by about the same, 10.2%. Detached homes led the drop, with the detached median down 11.9% to $1,438,500. Condo apartments were the exception, with the median up 1.8% to $529,250.
Is it a good time to buy a house in Richmond Hill?
Prices are lower than a year ago, with the median down about $121,000, and buyers had about 2% of room to negotiate in September. Supply is shrinking, though: 974 homes were for sale at the end of September, 12.9% fewer than a year earlier, and the sales-to-new-listings ratio keeps rising.
