Richmond Hill is the one large York Region market where prices actually moved this year, and September made that plain. The average sale price fell 10.2% from last September to $1,189,203 and the median fell 10.1% to $1,079,000. Both numbers moving by the same amount means this isn't a mix effect or a thin month at the top. Detached homes, half of everything that sells here, repriced about 11% on both the average and the median across 84 sales. That's a real reset.
