What that data shows is a neighbourhood that ended 2025 in a fundamentally different position than most of Richmond Hill. Sellers pulled back hard, new listings dropped from 129 in Q2 to 50 in Q4, and the buyers still active in Q4 were competing for whatever was left. The 109% detached SP/LP isn't a quirk. It's what happens when supply contracts faster than demand.


Into 2026, the broader Richmond Hill market has been recovering.
