Newmarket is the cheaper of the two on average, $1,048,321 against Aurora's $1,105,004 in August 2026, and the gap is much wider on detached homes, where Aurora's $1,467,448 average runs $321,395 above Newmarket's $1,146,053. Those averages reflect the mix of homes that sold, so they are not like-for-like measures of individual home values. Start with Newmarket real estate if the lower detached average suits your budget, or Aurora real estate if its housing and shorter scheduled train example better fit your search.

How Do Aurora and Newmarket Compare at a Glance?

Newmarket's sold listings moved faster in August, averaging 30 days on market compared with 42 in Aurora. Homes that sold also finished at 99% of list price in Newmarket and 97% in Aurora. Those figures describe completed sales, not a guaranteed timeline or negotiating result for the next property you see.

How Do Prices Compare, and What Do You Get for the Money?

Newmarket's all-home-type average was $56,683 below Aurora's in August. If you're shopping detached, the difference becomes much more meaningful: Aurora averaged $1,467,448 and Newmarket $1,146,053, a gap of $321,395. For a buyer who knows a detached home is the goal, that is the clearest affordability difference between the two towns.

But the sales mix matters before you read Aurora's 18.7% year-over-year decline as a change in home values. Aurora had 25 detached sales out of 49 total transactions in August 2026. A year earlier, detached homes accounted for 35 of 55 sales. Newmarket's August mix was much more detached-heavy, with 61 detached sales out of 83 total. Changing the proportion of higher-priced homes can move the municipal average without telling you what happened to any one house.

Aurora's detached average itself was down 7.5% year over year, although that figure is still mix-sensitive. Its monthly all-home-type averages ranged from $1,105,004 to $1,317,466 between September 2025 and August 2026. Detached homes provide the strongest side-by-side sample here, with 25 Aurora sales averaging $1,467,448 and 61 Newmarket sales averaging $1,146,053.

Every non-detached segment in both towns had fewer than 10 sales. Newmarket's townhouse average was lower, while Aurora's supplied condo townhouse and condo apartment averages were lower, but those are thin samples. I would not use them as evidence of a price trend or assume they describe the inventory available to you today.

Which Neighbourhoods Are Worth Knowing in Aurora and Newmarket?

The neighbourhood figures here are Q1 2026 sold-home averages across all property types, so don't mix them with the August municipal comparison. You can also browse all Aurora neighbourhoods and all Newmarket neighbourhoods.

Aurora Highlands is a west-side neighbourhood with a mix of established homes and newer development. Its Q1 2026 all-home-type average was $1,233,091 across 33 sales. That gives you a useful quarter-level benchmark without pretending every street trades the same way.

Bayview Wellington, east of Aurora's old core, includes detached homes, townhouses and low-rise condos. Its Q1 2026 average was $970,189 from 10 sales, so that number deserves more caution than the larger neighbourhood samples.

Aurora Village is Aurora's old Yonge Street core, with GO access depending on the specific address. Its Q1 2026 average was $1,000,495 across 20 sales.

Glenway Estates sits in west-central Newmarket, with mixed housing and development on part of the former golf-course lands. Its Q1 2026 average was $1,013,273 across 11 sales, another modest sample.

Woodland Hill is in northwest Newmarket near Yonge Street, Green Lane and the Upper Canada Mall shopping area, with a mix of newer ground-oriented homes. Its Q1 2026 average was $1,093,805 across 19 sales.

Stonehaven-Wyndham, around Bayview Avenue and Mulock Drive, contains distinct housing pockets rather than one uniform housing profile. Its Q1 2026 average was $1,299,170 across 20 sales.

How Do Schools Compare in Aurora and Newmarket?

The Fraser Institute's 2025 elementary report uses results from the 2023/24 school year. In Aurora, Highview Public School and Hartman Public School each received 7.8 out of 10 and were tied at Ontario rank 447. In Newmarket, Rogers Public School also received 7.8 and rank 447, while Stuart Scott Public School received 7.9 and rank 392.

Those are examples, not proof that one town has better schools. Aurora secondary options include Dr. G.W. Williams Secondary School, Aurora High School and St. Maximilian Kolbe Catholic High School. Newmarket examples include Sir William Mulock Secondary School, Huron Heights Secondary School, Newmarket High School and Sacred Heart Catholic High School. Always check the relevant school board locator for the exact property address before relying on an attendance area.

Which Town Has the Better Commute to Toronto?

Both towns are on the Barrie GO line. Under the timetable effective September 5 and 8, 2026, the same weekday morning train reaches Union Station at 7:59 a.m. after 53 minutes from Aurora GO and 62 minutes from Newmarket GO. On that specific train, Aurora's scheduled ride is 9 minutes shorter.

Aurora GO is on Wellington Street East and Newmarket GO is on Davis Drive. Highway 404 access is via Wellington for Aurora and Davis Drive or Green Lane for the Newmarket area, while Viva serves Yonge Street. The train time is only part of the commute. Station access, waiting and travel from Union to your final destination can change the answer for your household.

Which Town Better Fits the Way You Want to Live?

Aurora gives you an older Yonge Street core, established west-side housing and neighbourhoods such as Aurora Highlands and Aurora Village. If a detached home is the target, you also have to account for the higher August average of $1,467,448. For some buyers, Aurora's housing character and shorter scheduled GO example will be worth carrying that higher price into the search.

Newmarket gives you Main Street, Upper Canada Mall and Southlake Health, along with neighbourhood choices such as Glenway Estates, Woodland Hill and Stonehaven-Wyndham. Its detached average was lower at $1,146,053, which gives Newmarket the clearer affordability advantage for buyers focused on that housing type.

Choose Aurora if established housing and the shorter scheduled train example fit your priorities and you're comfortable with the higher detached average. Choose Newmarket if the lower detached average carries more weight in your budget. From there, compare neighbourhoods and individual homes rather than assuming the municipal average tells you which property is the better buy.

What Does the Market Look Like Right Now in August 2026?

Newmarket's sold listings averaged 30 days on market against Aurora's 42, and its SP/LP was 99% compared with 97%. The SNLR Trend was 38.0% in Newmarket and 35.2% in Aurora, while Months of Inventory Trend was 4.2 and 4.9, respectively. Both trend measures use 12-month moving averages.

Newmarket's SNLR Trend increased each month from February through August. Its Months of Inventory Trend fell through June and then remained at 4.2 through August, so the data do not support saying every indicator tightened every month. The August data can help you judge conditions, but they cannot tell you that you must buy now. Sold listings averaged 42 days in Aurora and 30 in Newmarket, with SP/LP at 97% and 99%. Newmarket's SNLR Trend rose monthly from February through August, while its inventory trend was unchanged from June through August. None of those figures guarantee future appreciation.

So, Should You Buy in Aurora or Newmarket?

If the lower detached average fits your budget, Newmarket is the place I would start comparing homes. If Aurora's established housing and shorter scheduled train example fit your priorities, keep Aurora in the search while accounting for its higher detached average. The next useful comparison is between actual properties, perhaps Aurora Highlands or Bayview Wellington against Glenway Estates, rather than two municipal averages.Ā
