Newmarket Real Estate Market: Home Prices, Sales and Trends
Median price $872,500 in September 2026, updated every month with TRREB data
Updated October 21, 2026 with TRREB September 2026 data.
Newmarket's median home price was $872,500 in September 2026, down 5.2% from September 2025, on 64 sales. The average was $915,986, down 8.6%, but most of that gap comes from which homes sold: detached homes were 56% of sales this September against 63% a year earlier. With a 37.2% sales-to-new-listings ratio and 4.2 months of inventory, Newmarket leans toward buyers while staying one of the firmer markets in York Region.
This page is our running read on the Newmarket housing market. We update it every month when TRREB releases new numbers, and every monthly update is linked further down. If you're deciding whether to buy, sell or wait, start with the numbers below, then the sections on what drives prices here.
Is Newmarket a Buyer's or Seller's Market Right Now?
Newmarket is a buyer's market by TRREB's usual yardstick, but only just. The sales-to-new-listings ratio was 37.2% in September 2026, below the 40% line where a market starts to read as balanced. Months of inventory sat at 4.2, homes sold for 97% of asking on average, and the typical listing took 33 days to sell, four days faster than a year earlier.
Two things keep Newmarket firmer than the label suggests. Its ratio is tied with Vaughan for the second-highest in York Region, behind only Markham, and the sale-to-list ratio has held at 97% or better for twelve straight months. Buyers have choice, but well-priced homes still sell close to asking.

The median fell 5.2% to $872,500, so the typical Newmarket home cost about $47,500 less than a year earlier. The average fell further, 8.6% to $915,986, because fewer detached homes changed hands, while the detached median itself slipped only 2.4%. When the average and the median disagree, the median is the better guide to what happened to values.
What Do Homes Cost in Newmarket by Property Type?
Detached homes are the only Newmarket segment with enough September sales to read with confidence. 36 detached homes sold at a median of $1,046,500, 2.4% below last September, closing at 96% of asking. Every other type had fewer than 10 sales, so treat those lines as direction rather than proof.

The average has moved inside a band of about $160,000 all year with no lasting direction, which is what happens in a market of this size: the average follows the mix of homes that sold. The steadier signal is the ratio, which has spent the year moving toward balance.
What Drives Home Prices in Newmarket?
Four things explain most of what a Newmarket home sells for: which neighbourhood it's in, what kind of house it is, how old it is, and how close it sits to the GO train, Yonge Street and Highway 404.
Which Newmarket Neighbourhoods Cost the Most?
TRREB's community figures for the second quarter of 2026 show a gap of about $540,000 between the highest and lowest median prices in town.

Source: TRREB Community Market Report, Newmarket, Q2 2026 (April to June), all home types. Armitage had fewer than 10 sales.
Stonehaven-Wyndham led at $1,368,000 and Glenway Estates followed at $1,246,000, while Central Newmarket ($827,500) and Gorham-College Manor ($872,500) had the lowest medians. A quarter's sample is small, so read these as price bands, not values for a particular street. Our Newmarket Neighbourhoods Guide covers what each area is like to live in, with a full guide for each neighbourhood.
What Kind of Homes Does Newmarket Have?
Newmarket is mostly detached houses. Of the 30,300 occupied homes counted in the 2021 Census, 18,115 were single-detached, about 60%. Row houses added 3,880, semi-detached houses 2,250 and apartments of all kinds 5,865. That is why detached sales set the tone for the town's average price: when fewer of them sell, the average drops even if values hold.
How Old Are Newmarket's Homes?
Most of the town was built in the last decades of the 20th century. About 70% of occupied homes in the 2021 Census were built before 2001, including 11,950 built between 1981 and 2000, and only 1,790 were built from 2016 to 2021. Many homes for sale are a few decades old, so the age and condition of a specific house matter when you compare listings.
How Do Transit and Highway Access Affect Newmarket?
Newmarket GO, at 465 Davis Drive, is a stop on the GO Barrie line, with weekday and weekend train service on the schedule in effect from April 25, 2026. Viva's Davis Drive rapidway runs across town from Yonge Street to Roxborough Road, and the Viva Yellow route continues to a park-and-ride at Davis Drive and Highway 404. If you commute, check how far any home is from these three corridors before you compare prices.
What About Schools?
School catchments matter to many Newmarket buyers, but they depend on the exact address. Our Newmarket community page lists schools by area, and each neighbourhood guide covers its local schools. Confirm the catchment for a specific home with the York Region District School Board or the York Catholic District School Board.
Is Now a Good Time to Buy or Sell in Newmarket?
If you're selling, price to the last 60 days of sales, not to the spring. New listings jumped 46% from August to 234 in September while sales fell to 64, so buyers have more to compare. Homes priced to recent sales still sold in about a month at 97% of asking.
If you're buying, expect about 3% of room to negotiate, roughly $26,000 on the median home, the same as all year. What has changed is selection: 331 homes were for sale at the end of September, 30 more than in August. The detached median is within 3% of last year, so you're buying stability rather than a discount.
What Are People Asking About Newmarket Real Estate?
What is the average home price in Newmarket right now?
In September 2026 the average Newmarket home sold for $915,986 and the median for $872,500, based on 64 sales reported by TRREB. The median is the better guide to a typical home because the average moves with the mix of homes that sold. Detached homes had a median of $1,046,500 and condo apartments $549,000.
Is Newmarket a buyer's or a seller's market?
It leans toward buyers. The sales-to-new-listings ratio was 37.2% in September 2026, just under the 40% level usually read as balanced, with 4.2 months of inventory. Homes still sold for 97% of asking on average, so well-priced listings sell close to their price even though buyers have more choice than they did in the spring.
How long does it take to sell a house in Newmarket?
Homes that sold in September 2026 took an average of 33 days, down from 37 days a year earlier and up from 30 days in August. Detached homes averaged 31 days. Homes priced to recent comparable sales are the ones selling in that window.
Which Newmarket neighbourhoods are the most expensive?
In TRREB's figures for the second quarter of 2026, Stonehaven-Wyndham had the highest median at $1,368,000, followed by Glenway Estates at $1,246,000 and Armitage at $1,166,250. Central Newmarket ($827,500) and Gorham-College Manor ($872,500) had the lowest. Quarterly samples are small, so use these as price bands rather than values for a particular street.
Have home prices in Newmarket gone down?
Yes, modestly. The September 2026 median of $872,500 was 5.2% below September 2025, and the average was down 8.6%, partly because fewer detached homes sold. Over the past twelve months the average has moved within a band of about $160,000 rather than in one direction.
Is it a good time to buy a house in Newmarket?
Conditions favour buyers more than they did in the spring. There were 331 homes for sale at the end of September 2026, new listings were up 46% from August, and buyers had about 3% of room to negotiate. Prices have been fairly stable, so you're buying selection rather than a discount.
