Is Aurora a Buyer's or Seller's Market Right Now?
Aurora is a buyer's market by TRREB's usual yardstick. The sales-to-new-listings ratio was 35.1% in September 2026, below the 40% line where a market starts to read as balanced, with 4.9 months of inventory. Homes sold for 98% of asking on average and took 37 days, five days longer than a year earlier.
The trend is toward balance. The ratio has risen from 30.1% last December and January to 35.1%, and active listings were 12.0% lower than a year ago. Aurora sits fifth of York Region's nine municipalities on the ratio, behind Markham, Vaughan, Newmarket and Stouffville.

The median rose 5.5% to $1,081,500 while the average slipped 1.5%, which tells you September's mix leaned toward mid-priced homes. On 56 sales, one or two closings can move either number, so the twelve-month table below is the better guide to direction. August's median of $942,000 was unusually low, and September recovered most of the ground.
What Do Homes Cost in Aurora by Property Type?
Detached homes were 33 of the 56 September sales, about 59%. Their median was $1,255,000, down 4.2%, and they closed at 98% of asking. Every other type had seven or fewer sales, so treat those lines as direction rather than proof.

What Drives Home Prices in Aurora?
Four things explain most of what an Aurora home sells for: which neighbourhood it's in, what kind of house it is, how old it is, and how close it sits to Yonge Street, the GO train and Highway 404.

Aurora Village, around the historic Yonge Street core, had the lowest median at $765,000. Our Aurora Neighbourhoods Guide covers what each area is like to live in.
What Kind of Homes Does Aurora Have?
Aurora is mostly detached houses. Of the 21,505 occupied homes in the 2021 Census, 12,980 were single-detached, about 60%. Row houses added 3,610, semi-detached houses 1,490 and apartments 3,410, only 1,205 of them in buildings of five or more storeys. With that few condos, detached sales set the tone for the town's averages.
How Old Are Aurora's Homes?
About 60% of Aurora's homes in the 2021 Census were built before 2001, including 8,030 built between 1981 and 2000. Aurora has also grown recently: 2,765 homes were built from 2016 to 2021, about 13% of the total, a higher share than York Region as a whole.
How Do Transit and Highway Access Affect Aurora?
Aurora GO is a stop on the GO Barrie line, Viva buses run along Yonge Street, and Highway 404 runs along the east side of town. If you commute, check how far a home is from the station and Yonge Street before you compare prices.
What About Schools?
School catchments matter to many Aurora buyers, but they depend on the exact address. Our Aurora community page lists schools by area, and each neighbourhood guide covers its local schools. Confirm the catchment for a specific home with the York Region District School Board or the York Catholic District School Board.
Is Now a Good Time to Buy or Sell in Aurora?
If you're selling, price to the last 60 days of sales, not to the spring. New listings jumped 52.9% from August to 185 in September, so buyers have more to compare. Homes priced to recent sales still sold in about five weeks at 98% of asking.
If you're buying, expect about 2% of room to negotiate, roughly $21,600 on the median home. What has changed is selection: there are fewer homes for sale than a year ago, but more than in August after the fall listing wave.
What Are People Asking About Aurora Real Estate?
What is the average home price in Aurora right now?
In September 2026 the average Aurora home sold for $1,165,686 and the median for $1,081,500, based on 56 sales reported by TRREB. Detached homes had a median of $1,255,000 and freehold townhouses $898,888. With this few sales a month, the median is the better guide, but even it can move on a few closings.
Is Aurora a buyer's or a seller's market?
It leans toward buyers. The sales-to-new-listings ratio was 35.1% in September 2026, below the 40% level usually read as balanced, with 4.9 months of inventory. The ratio has risen five points since last winter and active listings are 12.0% lower than a year ago, so conditions are slowly tightening.
How long does it take to sell a house in Aurora?
Homes that sold in September 2026 took an average of 37 days, up from 32 days a year earlier and down from 42 days in August. They sold for 98% of asking on average, so homes priced to recent comparable sales are moving in about five weeks.
Which Aurora neighbourhoods are the most expensive?
In TRREB's figures for the second quarter of 2026, Hills of St Andrew had the highest median at $1,827,000 and Aurora Estates $1,560,000, both on fewer than ten sales. Among larger groups, Rural Aurora ($1,328,000) and Aurora Highlands ($1,230,000) led, and Aurora Village ($765,000) was lowest.
Have home prices in Aurora gone down?
Not on the median. The September 2026 median of $1,081,500 was 5.5% above September 2025, though the average was down 1.5%. Detached homes were lower, with the median down 4.2% to $1,255,000. With 56 sales, a few closings can move these numbers, so watch the twelve-month trend.
Is it a good time to buy a house in Aurora?
Conditions favour buyers, with 4.9 months of inventory and about 2% of room to negotiate, roughly $21,600 on the median. Supply is shrinking, though, with 292 homes for sale at the end of September, 12.0% fewer than a year earlier. Prices have been fairly steady, so you're buying selection rather than a discount.
