Updated October 21, 2026 with TRREB September 2026 data.

Stouffville's median home price was $1,050,000 in September 2026, down 8.3% from September 2025, on 41 sales. The average was $1,139,770, down 8.7%. With a 36.3% sales-to-new-listings ratio and 5.2 months of inventory, Stouffville leans toward buyers, and unlike most of York Region, its supply hasn't tightened this year.

This page is our running read on the Stouffville housing market. The figures cover TRREB's Whitchurch-Stouffville area, which includes the town of Stouffville, Ballantrae and the rural parts of the municipality. We update it every month when TRREB releases new numbers, and every monthly update is linked further down.

Is Stouffville a Buyer's or Seller's Market Right Now?

Stouffville is a buyer's market by TRREB's usual yardstick. The sales-to-new-listings ratio was 36.3% in September 2026, below the 40% line where a market starts to read as balanced, with 5.2 months of inventory. Homes sold for 97% of asking on average and took 35 days, four days faster than a year earlier.

What sets Stouffville apart is supply. Active listings were 299 at the end of September, slightly more than a year earlier, and new listings were up 1.8%, while York Region as a whole saw new listings fall 11.6%. Sales were down 28.1%, so the ratio barely improved. Stouffville ranks fourth of York Region's nine municipalities on the ratio.

The median fell 8.3% to $1,050,000 and the average fell 8.7%, so both measures agree: the typical Stouffville home cost about $95,000 less than a year earlier. With about 40 sales a month, single closings can still move the numbers, but a drop this consistent across both measures is a real change in values.

What Do Homes Cost in Stouffville by Property Type?

Detached homes were 26 of the 41 September sales, about 63%. Their median fell 9.8% to $1,190,000, and they closed at 96% of asking. Every other type had seven or fewer sales, so treat those lines as direction rather than proof.

The average has swung within a band of about $461,000, too wide to read as a trend in a market this size. The ratio is steadier, and it shows Stouffville's move toward balance stalling since the summer.

What Drives Home Prices in Stouffville?

Four things explain most of what a Stouffville home sells for: whether it's in town or on rural land, what kind of house it is, how old it is, and how close it sits to the GO train and Highway 404.

Which Parts of Whitchurch-Stouffville Cost the Most?

TRREB splits Whitchurch-Stouffville into three communities. In the second quarter of 2026 the town of Stouffville accounted for most of the sales.

Neighbourhood Sales Median Price Avg SP/LP Avg Days on Market
Rural Whitchurch-Stouffville 28 $1,456,940 95% 37
Ballantrae 10 $1,362,500 95% 35
Stouffville 121 $955,000 99% 27

Source: TRREB Community Market Report, Whitchurch-Stouffville, Q2 2026 (April to June), all home types.

The town itself, with 121 sales, had a median of $955,000. Ballantrae ($1,362,500 on 10 sales) and the rural areas ($1,456,940 on 28 sales) sold for more, but at 95% of asking and with longer days on market. If you're comparing an in-town home with a country property, treat them as different markets.

What Kind of Homes Does Stouffville Have?

Stouffville is overwhelmingly detached. Of the 16,705 occupied homes in the 2021 Census, 12,420 were single-detached, about 74%. Row houses added 1,805, semi-detached houses 825 and apartments 1,635. With so few condos, detached sales decide the averages.

How Old Are Stouffville's Homes?

Stouffville grew quickly after 2000. About 59% of the homes counted in the 2021 Census were built in 2001 or later, and 4,105 went up between 2006 and 2010 alone. Newer subdivisions and an older core sit side by side, so compare age and lot size when you look at listings.

How Do Transit and Highway Access Affect Stouffville?

Stouffville has two stops at the end of the GO Stouffville line, Stouffville and Old Elm. Highway 48 runs north to south through the municipality, and Highway 404 is a short drive west. If you commute, check the drive to Highway 404 and the walk or drive to the station before you compare prices.

What About Schools?

School catchments matter to many Stouffville buyers, but they depend on the exact address. Our Stouffville community page lists schools by area. Confirm the catchment for a specific home with the York Region District School Board or the York Catholic District School Board.

Is Now a Good Time to Buy or Sell in Stouffville?

If you're selling, price to the last 60 days of sales. New listings rose 35.0% from August to 166 in September while sales fell 12.8%, so buyers have more to compare. Homes priced to recent sales closed at 97% of asking in about five weeks.

If you're buying, detached homes give you the most room, about 4% under asking on average. Townhouses and semis sold at or above list, so there is less to negotiate there.
