The average has moved inside a band of about $162,000 with no lasting direction, while the ratio has climbed steadily. In a market this size the ratio is the steadier signal, and it has moved Markham from a buyer's market into balance over the year.

What Drives Home Prices in Markham?

Four things explain most of what a Markham home sells for: which neighbourhood it's in, what kind of house it is, how old it is, and how close it sits to Highway 7, Highways 404 and 407 and the GO trains.

Which Markham Neighbourhoods Cost the Most?

Markham has 39 TRREB communities, so the table shows the ones with at least 20 sales in the second quarter of 2026. Among them, medians run from $1,650,000 in Cachet to $631,500 in Commerce Valley.

Cachet 23 $1,650,000 100% 22

Unionville had by far the most sales, 159, at a median of $735,000. That sits well below its average of $988,479, which suggests a large share of condo sales, so the median understates what a Unionville house costs. The small estate pockets, Devil's Elbow ($2,919,000 on 4 sales) and Bayview Glen ($2,574,000 on 6 sales), are the most expensive parts of Markham but too thin to show in the table.

What Kind of Homes Does Markham Have?

Markham is a little over half detached. Of the 110,865 occupied homes in the 2021 Census, 62,270 were single-detached, about 56%. Apartments added 25,615, including 17,635 in buildings of five or more storeys, row houses 15,985 and semi-detached houses 6,985. A city with that many condos and townhouses can see its average price move simply because more of them sold.

How Old Are Markham's Homes?

Just over half of the homes counted in Markham in the 2021 Census were built before 2001, including 37,835 built between 1981 and 2000, and 9,500 were built from 2016 to 2021. Newer communities and older ones can sit a few minutes apart, so the age of a specific house matters as much as the neighbourhood name.

How Do Transit and Highway Access Affect Markham?

Markham has four stops on the GO Stouffville line: Unionville, Centennial, Markham and Mount Joy. Viva buses run along Highway 7, and Highways 404 and 407 cross the west and south of the city. On the Thornhill side, the Yonge North Subway Extension, now in the tunnelling stage, is planned with new stations at Clark and Royal Orchard along Yonge Street.

What About Schools?

School catchments matter to many Markham buyers, but they depend on the exact address. Our Markham community page lists schools by area, and each neighbourhood guide covers its local schools. Confirm the catchment for a specific home with the York Region District School Board or the York Catholic District School Board.

Is Now a Good Time to Buy or Sell in Markham?

If you're selling, Markham is the strongest position in York Region right now, but price to the last 60 days of sales, not to last fall. New listings rose 24.8% from August to 729 in September while sales fell 13.1%, so buyers have more to compare. Homes priced to recent sales sold in about five weeks at 98% of asking.

If you're buying, expect little room to negotiate, about 2%, roughly $21,000 on the median home. What you get in Markham is prices well below last year, with the median down about $91,000, in a market that has stopped favouring buyers. If the ratio keeps climbing, that discount may not last.
