Updated October 13, 2026 with local details and TRREB Q2 2026 community data.
Thornhill, Markham suits buyers who want a choice between the historic village setting around John and Colborne streets and condominium living near the Yonge corridor. The appeal changes with the address: village character, a particular school program, or access to the bus route you'll use every day.
The Q2 2026 average sale price was $1,074,650. That figure combines different kinds of homes; it isn't the price of a typical detached house or evidence of same-home appreciation. Let's separate those choices. If you're still comparing the wider city, start with our Markham community page.

Where is Thornhill in Markham?
Start at Yonge Street and John Street. Colborne Street sits just north of John, with Thornhill Village Library in a historic building at 10 Colborne. This is a useful starting point for understanding the village setting. Follow John east toward Henderson Avenue, and Pomona Mills Park becomes another local reference point. Dudley Avenue runs south of John and is home to Thornhill Secondary School.
Keep travelling east along John and you reach a different kind of destination: the shopping at 300 John Street and the community centre at Bayview Avenue. They're useful to Thornhill households, but their usefulness doesn't depend on being inside the same real estate reporting boundary as a house you're considering.
Thornhill is also a broader place name used on both the Markham and Vaughan sides of Yonge. The prices in this guide refer specifically to TRREB's Thornhill community in its Markham report. The City's Thornhill Heritage Conservation District has its own mapped boundary. For a home search, keep the street, municipality and reporting area together when you compare listings.
What do Thornhill's Q2 2026 market figures tell you?
Thornhill recorded 20 sales in Q2 2026, with an average price of $1,074,650 and a median of $702,500. The gap between those measures is a reason to look at the property mix before setting a budget. A detached-house search and an apartment search lead to different comparisons here.
There were 67 new listings against those 20 sales. The calculated sales-to-new-listings ratio was 29.9%; it compares activity during the quarter, rather than tracking what happened to each newly listed home. The 5.6-month inventory figure below uses reported active listings divided by the quarter's average monthly sales pace. It's a snapshot calculation, not an official TRREB months-of-inventory series or a forecast.
The average sale-to-list ratio of 93% describes completed transactions. It doesn't establish the discount available on today's asking prices. For an offer, the useful evidence is recent comparable sales for the same kind of property.

How do prices differ by property type in Thornhill?
The quarter's condo apartments averaged $556,000 from 9 sales, while detached homes averaged $1,791,000 from 8 sales. Both samples are thin and unreliable for trend claims. Even so, they show why the community-wide average is a poor starting point for comparing an apartment with a detached home.
Condo townhouses averaged $722,000, but that result rests on just 3 sales. It can help identify a category to investigate, not a dependable entry price or a promise that a similar home is available. Property-type prices below retain the report's rounding to the nearest $1,000.
For an apartment buyer, begin with the building, layout and ongoing ownership costs. For a detached buyer, begin with the lot, condition and scope of any planned work. The townhouse category deserves its own search if private outdoor space and a house-like layout matter to you. There were no recorded sales in the semi-detached or freehold row/townhouse categories that quarter; that doesn't mean those homes don't exist.

Source: TRREB, Markham Community Housing Market Report, Q2 2026, Thornhill charts, printed page 34 (PDF page 35). Property-type prices are rounded to the nearest $1,000 in the report. n/r means not reported, not zero; TRREB suppresses some metrics with two or fewer transactions. The overall sample is a single quarter, not a trend series. Thin segments: Detached (8 sales), Condo Townhouse (3 sales), Condo Apartment (9 sales). Zero-sales categories: Semi-Detached, Att/Row/Townhouse, Other. Zero transactions do not establish absence of housing stock. Other remains the report's category; it is not a verified building or tenure description.
What kinds of homes should you compare in Thornhill?
The village streets have a different physical character from a subdivision built around a repeated house plan. Markham's heritage district study describes varied lots and setbacks, mature planting and houses from several periods. Its architectural inventory includes Georgian and Victorian buildings, Craftsman bungalows and later homes designed to fit the village. That variety is the attraction if you want an individual house and a street with an established identity.
Team Zold's archived listing at 81 Clark Avenue gives you a concrete bungalow example: a 50 by 130-foot lot, main-floor living space and a finished basement with a separate entrance. For a household that wants bedrooms on the main level and additional space below, that arrangement deserves a closer look. Those are features of that listing, not a standard Thornhill lot or floor plan. The basement entrance alone doesn't establish an approved rental use.
Condominium living adds another option near Yonge. A published listing at 16B Elgin Street, for example, documents a two-storey condo with bedrooms on different levels and outdoor space. That is a useful reminder that an apartment search here can include layouts beyond a conventional single-floor suite. It is a documented example, not a statement that the unit remains available.
If you're downsizing to avoid stairs, filter for a single-level layout before comparing finishes. If you want separation between work space and bedrooms, a multi-level condo may deserve a look. For either, compare what the monthly fee includes and the building's financial information alongside the purchase price. The form of the home should support the way you'll use it.
Which schools should Thornhill buyers check?
E.J. Sand Public School on Henderson Avenue lists JK-8, while Thornhill Secondary School on Dudley Avenue lists Grades 9-12. Those are useful local starting points. St. Robert Catholic High School on Leslie Street adds a regional option to investigate, particularly when a specific program is part of the move.
There is more to compare than the school names. Thornhill Secondary lists Advanced Placement courses at the Grade 12 level. Its Specialist High Skills Major offerings cover Health and Wellness, Business, and Transportation. St. Robert lists the International Baccalaureate program, plus Specialist High Skills Major programs in Aviation and Aerospace and Health and Wellness. Those differences give families concrete questions about courses and pathways.
Use the YRDSB School Locator for the property address, and confirm the relevant school year and program with the board. For Catholic secondary options, the St. Robert school profile links to school and registration information. Being near a school does not establish attendance eligibility or admission to a specialized program.
Once that is settled, compare the actual school trip from each shortlisted home. Henderson, Dudley and Leslie are different starting points for a family's daily routine; the shared Thornhill name doesn't make them interchangeable.
| Type | School to investigate | Location / grades / programs |
|---|---|---|
| Public elementary example | E.J. Sand P.S. | 150 Henderson Ave., Thornhill ON, L3T 2L5; JK-8. |
| Public secondary example | Thornhill S.S. | 167 Dudley Ave., Thornhill ON, L3T 2E5; Grades 9-12. Grade 12 Advanced Placement; SHSM in Health and Wellness, Business, and Transportation. |
| Catholic secondary example | St. Robert Catholic High School | 8101 Leslie St., Thornhill. International Baccalaureate; SHSM in Aviation and Aerospace and Health and Wellness. |

How can you commute from Thornhill?
For a home near Yonge, Viva blue is the north-south service to investigate. Its published route includes the Centre stop and connects south to Finch GO Bus Terminal, where the map identifies a subway connection. That gives a Yonge-side buyer a specific transit option to compare with the routes farther east.
YRT's current route maps show another useful distinction: Route 2 Milliken runs along John east of Henderson, then follows Henderson and Doncaster before joining Yonge toward Finch. It does not run straight along the western stretch of John through the village. If you're comparing a home near Colborne with one near Henderson, the boarding point can change even though both listings describe access to John Street.
At Bayview, Route 91 provides another connection to Finch. The map distinguishes it from Route 91B, so check the actual service for your destination rather than treating the route family as identical.
Choose the property-to-stop leg before estimating the full commute. Then add the bus, any subway connection and the trip home at your usual hour. These are existing services on the operator's published maps; no fixed journey time or future transit opening is built into this guide.
What does everyday life in Thornhill offer?
Thornhill Village Library at 10 Colborne Street offers a reading area, children's area and outdoor garden in a historic building. It gives a village viewing trip a useful destination: step inside and see whether this is the kind of branch you would use for a quiet afternoon or a visit with children.
For organized recreation, Thornhill Community Centre at 7755 Bayview Avenue, at John Street, combines ice rinks, a therapy pool, squash courts, a gym, fitness facilities and a library. There is also a youth space and seniors' club. If your week includes lessons or fitness sessions, compare the trip to Bayview and John with the quieter Colborne branch visit.
Food Basics at 300 John Street provides a concrete grocery destination along the same east-west corridor. Put that shopping trip beside the community-centre trip when comparing addresses. A house chosen for the Colborne village setting may involve a different weekly routine from one chosen around access to Bayview and John.
Pomona Mills Park at 200 John Street lists a playground, soccer and tennis. Tennis deserves a closer look: the City's public tennis hours distinguish designated public access from club use at its six lit courts. Annswell Park at 190 Dudley Avenue is another local park address, but the directory doesn't list the same built facilities. Choose the park around the activity you want, rather than counting every nearby green space as equivalent.
There is a current limitation at Pomona Mills: the City reports a prolonged closure of the north pathway west of Henderson Avenue to the first pedestrian bridge. That notice concerns a trail segment, not the whole park. Check the City's park notices before planning a walk through that section; no reopening date is assumed here.
What should you consider before buying in Thornhill?
If the village setting is the reason you're buying, give the renovation plan an early reality check. Markham's heritage permit guidance explains that district controls can apply to both heritage and non-heritage properties within the boundary. A newer-looking house isn't automatically exempt. Exterior changes such as replacement windows, altered cladding or a changed driveway can require review; the City also lists exemptions for certain repairs.
Bring a specific proposal to City heritage staff before making the purchase depend on it. 'We might renovate' is too broad to answer. 'We want to change the front windows and enlarge the entrance' gives you something concrete to discuss. The point is to understand how the house can serve you while keeping the features that attracted you to the street.
For a condo, the equivalent early decision is about layout and ongoing costs. The two-storey Elgin example may work for someone who wants separate living and sleeping areas, while someone seeking fewer stairs needs a different shortlist.
Insider Tip
Try this on a viewing day: visit the Colborne branch, follow John toward Henderson and locate the Route 2 boarding point. The library's regular schedule is closed Mondays, so choose another day if you want to go inside. Then continue along John to the grocery store and community centre near Bayview. Compare that route with the one from each shortlisted home. You'll have a much clearer picture of which address fits your week than a listing's general promise of nearby amenities can give you.
Which other Markham neighbourhoods should you compare?
Grandview is worth adding if outdoor recreation is high on your list. Grandview Park at 135 Doncaster Avenue lists a splash pad, skatepark, playground and sports facilities, including two lit public tennis courts. That gives a casual tennis player a different access arrangement to compare with Pomona's designated public periods, alongside the different play facilities.
Royal Orchard gives you another place to test the Yonge-corridor routine. Food Basics lists a store at 10 Royal Orchard Boulevard, and Viva blue's map includes a Royal Orchard stop. If those destinations align with your week, include the area in the search alongside Thornhill's village streets.
The Q2 2026 overall averages were $1,152,250 in Grandview from 16 sales and $1,059,061 in Royal Orchard from 33 sales. Those figures also reflect different mixes: Grandview recorded 10 detached and 6 apartment sales; Royal Orchard recorded 16 detached, 5 condo townhouse and 12 apartment sales. The smaller apartment and townhouse groups remain thin.
Those averages cannot tell you which area offers the better-priced equivalent house. Use them as context, then compare the same home type and the daily destinations you prefer. A park-focused search and a village-character search may produce different shortlists.
What else should you know about buying in Thornhill?
Can I use the tennis courts at Pomona Mills Park without joining the club?
Yes, during the City's designated public hours. It lists courts 5 and 6 for public use on Saturdays and Sundays from noon to 6 p.m. The site is associated with Pomona Valley Tennis Club, so don't assume all courts are available for drop-in play throughout the week. Recheck the posted hours before going.
Does the average Thornhill price tell me what a detached house costs?
No. The Q2 2026 overall average was $1,074,650 across different home types. Detached sales averaged $1,791,000, based on a thin sample of 8 transactions. That is quarter-specific context, not a valuation for a particular house. The lot, condition and comparable detached sales still matter.
Which bus connection should I check for the subway?
Start with the service nearest your address: Viva blue along Yonge, Route 2 around John east of Henderson, or Route 91 along Bayview. Their published maps identify Finch GO Bus Terminal and its subway connection. Check the direction and branch, particularly Route 91 versus 91B, before planning the trip.
Does buying near St. Robert guarantee a place in its IB program?
No admission promise follows from proximity. St. Robert lists an International Baccalaureate program, but you need to confirm the current application and eligibility requirements directly with the school or board. Treat the property's location and admission to the desired program as separate decisions before committing to a school-led move.
Can heritage rules affect a newer home in the village?
Yes. Markham says heritage-district requirements can apply to non-heritage properties within the district as well as heritage buildings. The proposed work matters, and some repairs have exemptions. Check the property on the City map and discuss your actual exterior-change plans with heritage staff before relying on them.
Is Thornhill the right fit for your next move?
Start with the choice that matters most: a village street around Colborne and John, a bungalow layout like the Clark Avenue example, or a condo near your Yonge bus connection. If you're weighing Thornhill against Grandview or Royal Orchard, let's compare homes that deliver that benefit, along with their ownership costs and your daily trips. Team Zold can help you turn those priorities into a focused shortlist.
