King's median home price was $1,710,000 in September 2026, up 4.0% from September 2025, on 20 sales. The average was $1,875,750, up 6.2%. This page is our running read on the King housing market. With about 20 sales a month, King's numbers swing more than larger towns', so we focus on the measures that hold steady. We update it every month when TRREB releases new numbers, and every monthly update is linked further down.

Is King a Buyer's or Seller's Market Right Now?

King is a buyer's market by any measure. The sales-to-new-listings ratio was 21.8% in September 2026, the lowest in York Region and far below the 40% line where a market starts to read as balanced. There were 11.4 months of inventory, more than twice the York Region figure of 5.0, and homes sold for 94% of asking.

Homes did sell faster: the average was 42 days, down from 72 a year earlier. Sellers who sold accepted about 6% under asking in return for that speed. The ratio has edged up three months in a row, from 20.5% in June to 21.8%, the longest run of gains in the past year.

With two sales each, the townhouse and condo lines are individual transactions rather than segment prices. If you own one of King's few townhouses or condos, your comparables are recent sales in your own building or row.

The average is noise in a market this small. The ratio and months of inventory are steadier, and both show a market that has favoured buyers all year.

What Drives Home Prices in King?

Four things explain most of what a King home sells for: which village or rural area it's in, how much land comes with it, how old it is, and how close it sits to Highway 400 and the GO train.

Which Parts of King Cost the Most?

TRREB splits King into five communities. In the second quarter of 2026 King City had the most sales, 29, at a median of $1,935,000.

Neighbourhood Sales Median Price Avg SP/LP Avg Days on Market
Rural King 6 $3,350,000 94% 53
King City 29 $1,935,000 95% 29
Nobleton 18 $1,783,750 96% 33
Pottageville 4 $1,199,500 88% 58
Schomberg 8 $1,094,500 94% 33

Source: TRREB Community Market Report, King, Q2 2026 (April to June), all home types. Pottageville, Rural King and Schomberg had fewer than 10 sales.

Rural King had the highest median at $3,350,000 on 6 sales, and Pottageville sold at just 88% of asking. Schomberg had the lowest median among the villages at $1,094,500. The spread between King's villages is as large as the spread between York Region towns, so the village matters more than the township average.

What Kind of Homes Does King Have?

King is almost entirely detached. Of the 8,970 occupied homes in the 2021 Census, 7,820 were single-detached, about 87%. There were only 370 row houses, 145 semi-detached houses and 625 apartments. That is why detached sales, and especially a few large estate sales, drive King's averages.

How Old Are King's Homes?

King has an older housing stock than most of York Region. About 16% of its homes in the 2021 Census were built in 1960 or before, against about 5% region-wide, and about 58% were built before 2001. Newer subdivisions added 1,790 homes between 2011 and 2015 and 1,160 more from 2016 to 2021.

How Do Transit and Highway Access Affect King?

King City GO is a stop on the GO Barrie line. Highway 400 runs through the western part of the township, and Highway 27 passes through Nobleton. If you commute, distance to Highway 400 and the King City station matters for daily travel times.

What About Schools?

School catchments matter to many King buyers, but they depend on the exact address. Our King City community page lists schools by area. Confirm the catchment for a specific home with the York Region District School Board or the York Catholic District School Board.

Is Now a Good Time to Buy or Sell in King?

If you're selling, price to recent comparable sales and expect to concede a little: September's sellers closed at 94% of asking. A standard detached home in King City or Nobleton has enough comparables to price from. An estate on acreage has a much smaller pool of buyers, so pricing to the last comparable estate sale matters more than the township median.

If you're buying, you have time and bargaining power. With 239 homes for sale and 111 new listings in September, conditional offers and inspections are standard.

What Are People Asking About King Real Estate?

What is the average home price in King City right now?

In September 2026 the average home in TRREB's King area sold for $1,875,750 and the median for $1,710,000, based on 20 sales. Detached homes, 16 of those sales, had a median of $1,812,500. With so few sales, the detached median is the most reliable guide, and it is close to where it was a year ago.

Is King a buyer's or a seller's market?

It's a buyer's market, the deepest in York Region. The sales-to-new-listings ratio was 21.8% in September 2026, far below the 40% level usually read as balanced, with 11.4 months of inventory. Homes sold for 94% of asking, so buyers had about 6% of room to negotiate.

How long does it take to sell a house in King?

Homes that sold in September 2026 took an average of 42 days, down from 72 days a year earlier and 61 days in August. Sellers who priced realistically and accepted about 6% under asking sold in about six weeks. Estate properties can take much longer.

Which parts of King are the most expensive?

In TRREB's figures for the second quarter of 2026, Rural King had the highest median at $3,350,000 on 6 sales, followed by King City at $1,935,000 and Nobleton at $1,783,750. Schomberg ($1,094,500) and Pottageville ($1,199,500) had the lowest, on fewer than ten sales each.

Have home prices in King gone down?

Not really. The September 2026 median of $1,710,000 was 4.0% above September 2025 and the average was up 6.2%, but on 20 sales those moves mostly reflect which homes sold. The detached median, the steadiest measure, was up 0.3%. King prices are roughly where they were a year ago.

Is it a good time to buy a house in King?

King gives buyers more bargaining power than anywhere else in York Region: 11.4 months of inventory, 239 homes for sale and a 94% sale-to-list ratio. Conditional offers and a 5% to 7% gap between asking and closing are normal. Prices are steady, so what you're buying is bargaining power rather than a discount.
