King is a 20-sale market, and in a market this size the average price tells you which homes sold, not what homes are worth. September's average was $1,875,750, up 6.2% from last September. The median was $1,710,000, up 4.0%. The detached median, which is 16 of the 20 sales, was up 0.3%. Flat is the plainer read on prices.
The numbers that actually moved are time and ratio. Homes that sold in September took 42 days on average. Last September they took 72. In August they took 61. That's a month faster year over year, the biggest improvement in days on market anywhere in York Region. The cost of that speed shows up in the sale-to-list ratio, which fell to 94%, the lowest in the region. King sellers who sold in September priced to move, accepted about 6% under asking, and were done in six weeks. Meanwhile 111 new listings arrived, up 61% from August, into a market that already had 11.4 months of inventory. These figures cover TRREB's King area, which takes in King City, Nobleton and Schomberg. The GTA-wide picture is in our September 2026 Market Watch post.

The price gains in this table are mix. Sixteen of September's 20 sales were detached, and the detached average rose 10.4% while the detached median rose 0.3%. When an average jumps 10% and the median doesn't move, two or three large estate closings did it. The $1,710,000 overall median is $65,000 higher than last September's, and on 20 sales that's one or two transactions landing on a different side of the midpoint. King prices are roughly where they were a year ago, and the twelve-month table below shows just how wide the month-to-month swings can be.
The ratio and the pace are the real September story. At 94% of asking on a $1,710,000 median, the typical King buyer closed roughly $100,000 below list. That's the widest gap in York Region, two points wider than last September, and it's how a market with 11.4 months of inventory clears: sellers who want to sell price realistically and then concede a little more. The reward is time. Forty-two days is the fastest King has moved since June, and it's nineteen days faster than August.
Eleven months of inventory, and the fall wave just landed
Months of inventory rose from 9.9 a year ago to 11.4, the only meaningful year-over-year increase in York Region. The SNLR fell 1.8 points over the same period while every other municipality's rose. King has been moving in the opposite direction from the region for most of this year. The one encouraging line is that the ratio has ticked up three months in a row, from 20.5% in June to 21.8% now, and active inventory at 239 is two homes below last September. Then 111 new listings arrived, 61% more than August. Whether October's buyers absorb them decides whether that three-month improvement survives the fall.

Those homes closed at 94% of asking in 46 days, three weeks faster than a year ago. Two freehold townhouses sold at an average of $1,195,000, a segment with no sales last September. Two condo apartments sold at an average of $512,500. There were no semi-detached or condo townhouse sales in either September.

Detached is King, and 16 sales is about as much data as this market produces in a month. The gap between the 10.4% average gain and the 0.3% median gain is the whole story: the typical detached home in King City, Nobleton or Schomberg sold for about the same as last year, and a couple of larger estate properties pulled the average up. The two numbers that matter for a detached seller are 94% and 46 days. A year ago it was 96% and 67 days. Sellers traded two points of price for three weeks of time.
Townhouses and condo apartments did two sales each, which is normal for King and means the figures are individual transactions rather than segment prices. The two townhouses averaged $1,195,000 at 97% of asking. The two condo apartments averaged $512,500 at 99% of asking and sold in 20 days, the fastest closings in the township this month. If you own one of the few townhouses or condos in King, your comparables are the specific units in your building or row over the past six months, not these two lines.
What Has King Real Estate Done Over the Past 12 Months?
The average price has ranged from $1,574,989 in April to $3,030,957 in November 2025, a $1.45 million spread that tells you more about which estates closed in a given month than about values. Sales have run between 9 in January and 24 in June. The SNLR peaked at 22.9% in October 2025, bottomed at 20.4% in March, and has risen three straight months to 21.8%. Months of inventory have stayed between 10.5 and 12.0 all year.

King's twelve months look nothing like the rest of York Region's. Every other municipality has an SNLR that climbed through the year. King's drifted down from 22.9% to 20.4% through the winter and spring and has only recently started to recover. Every other municipality has months of inventory between four and six and a half. King hasn't been under ten since this window opened. The GTA as a whole sat at 4.6 months in September. King is at two and a half times that. This is the deepest buyer's market in York Region and it has been for a year.
Over the past year the sale-to-list ratio has ranged from 88% in February to 96% in April, with September's 94% in the middle. The price column is noise: $3 million one month, $1.6 million five months later, driven by whether the larger estate properties happened to close in a given month. If you want to know what King homes are worth, the detached median is the most stable number in this market: $1,806,500 last September, $1,820,000 in August, $1,812,500 now. Three months of small SNLR gains is the first consistent improvement King has shown in the window, and it's worth watching.
How Did King's September Compare to August 2026?
Sales slipped from 21 in August to 20. The average price rose 1.3% to $1,875,750 and the median dipped 0.9% to $1,710,000. New listings jumped 60.9% to 111 and active inventory rose 6.2% to 239. The SNLR added 0.5 points to 21.8%, months of inventory held at 11.4, the sale-to-list ratio slipped a point to 94%, and days on market fell nineteen days to 42.

The listing jump is the largest in York Region. Sixty-nine new listings in August became 111 in September, and active inventory rose by 14 to 239, a pool that was already eleven months deep. Sales didn't move. The ratio still rose because it's a trend measure and the summer's slower listing pace is still in the calculation, but one more month like September on the supply side and that three-month climb will reverse.
The nineteen-day drop in time to sell is the number we'd take from this table. Sellers who closed in September had their homes on the market for six weeks instead of nine, and they got there by pricing at 94% of what they asked. That's the trade available in King right now. It isn't available at 2025 prices or at a 98% ratio.
What This Means Heading into October 2026
What should King sellers do right now?
You have 111 new neighbours competing with you as of September, into a market with 11.4 months of supply and roughly one sale for every twelve active listings. The sellers who sold in September did two things: they priced within a few percent of the recent detached comparables, which put the typical home around $1.8 million, and they accepted offers about 6% under asking. In return they were done in six weeks instead of the two months a King listing was taking in August. If your home is a standard detached in King City or Nobleton on a town-sized lot, that's a reasonable trade and the comparables are deep enough to price from. If it's an estate on acreage north of King Road, your market is a few buyers a month and the right one may take a season to arrive, so pricing to the last comparable estate sale rather than the township median matters more than anything else you do.
Is this a good time to buy in King?
Nowhere in York Region gives you more leverage than King right now. Eleven months of inventory, a 94% sale-to-list ratio, 239 homes to choose from and 111 fresh listings in September alone. Conditional offers are standard, inspections are expected, and a 5% to 7% gap between asking and closing is normal rather than aggressive. The detached median is about where it was a year ago, so you're not buying into a falling market, but you're buying into one where the seller has far more competition than you do. The caution is that this is the one month in the past year where King's ratio has improved three times in a row and homes have sold quickly. If the fall listings sit through October, your leverage grows. If they get absorbed, the 94% ratio and the six-week pace are the early sign that King's long buyer's market has started to firm.
What to watch in October 2026
First, active inventory. September's 111 new listings against 20 sales will push the active count well above 239 unless October's sales double, which would be unusual. The question is whether it lands near 260 or near 300, and whether that pushes months of inventory past 12 for the first time since March. Second, the sale-to-list ratio. If October holds at 94% and days on market stay near 42, King sellers have found a formula that works. If the ratio drops toward the 88% to 93% range the market saw last winter, buyers are back in full control. Third, the SNLR. Three gains in a row got it to 21.8%. A fourth would be the longest improvement streak King has had in this window. A drop back toward 21% would mean the fall listings outran demand, which is the more likely outcome given the volume that arrived.
