King is a 20-sale market, and in a market this size the average price tells you which homes sold, not what homes are worth. September's average was $1,875,750, up 6.2% from last September. The median was $1,710,000, up 4.0%. The detached median, which is 16 of the 20 sales, was up 0.3%. Flat is the plainer read on prices.

. The average fell 8.7% to $1,139,770 and the median fell 8.3% to $1,050,000, both moving together, so this isn't a mix story. Detached, which is 63% of what sells here, repriced 8% on the average and almost 10% on the median across 26 sales. The homes that did sell went quickly, 35 days against 44 in August, and semis and townhouses closed above asking. Fewer buyers, but the ones who showed up were decisive. The GTA-wide picture is in our September 2026 Market Watch post.
